Job Description:
– Review new leases.
– Process move-in and monthly owner distribution.
– Reviews and adjusts 90-day leases.
– Process security deposit deposition – transfer & return.
– Process payments to 3rd party vendors.
– Process payments to fielders.
– Prepares monthly closing reports to be reviewed by his/her supervisor.
– Monthly review of handled portfolios and generate monthly owner statements.
– Assists in the preparation of annual Form 1099-MISC.
– Annual review of handled portfolios and generate annual income statements.
– Ad hoc tasks – answer internal and external customer inquiries.
– Performs daily tie-out of cash inflow (SF, Paypal, wire transfer, and check payments) to match the recorded deposits in Propertyware.
– Ensures correct application of payments.
– Summarizes and reconciles chargebacks.
– Bills monthly management fees.
– Bills withholding tax.
– Bills repairs & maintenance.
– Process bank reconciliations.
Qualifications:
– A graduate of BS Accountancy, BS Accounting Technology, or BSBA major in Management Accounting.
– CPALE passer is a plus, but not required.
– Preferably with 3-5 years of related experience in accounts payable and/or general accounting from a real estate or property management company.
– Proficient in MS Excel (pivot, macros, etc.)
– Proficient in Google Workspaces (spreadsheets, docs, drive, meet, etc.)
– Has very good written communication skills.
– Comfortable in communicating with internal & external customers and has good oral communication skills.
– Must be detail-oriented, proactive, and a critical thinker.
– Knows Quickbooks, Appfolio, Propertyware, and other related ERP.
– Willing to work on a graveyard or earlier shift and longer hours, if needed.
– Can work with minimal supervision and under pressure.
– Can start immediately.
